From its incorporation in 2000, Telford Homes focused on build to sell homes, developing high rise developments in London and selling to individual buyers. In 2016, Telford Homes’ strategy transitioned to focus on the ‘build to rent’ market, still developing homes in London but for the institutional market. Telford Homes was listed on the AIM market until 2019 when they were acquired by the US real estate developer, Trammell Crow Company (a division of CBRE) who wanted to expand their build to rent activities to London.
Telford Homes has a strong track record in construction, having delivered over 13,000 homes across London since incorporation in 2000. Duties to include but not limited:
· Produce due diligence reports to support land bid appraisals. This requires the reading and evaluation of site information and using third-party resources to identify technical risks, constraints, and opportunities.
· Collaborate with Pre-Construction disciplines including estimating and construction programming to ensure coordinated bid submissions and that identified risks, constraints and opportunities are accurately captured.
· Liaise with the internal town planning team and external consultants to communicate technical risks and constraints in the form of a site-specific design brief and review emerging design proposals to ensure risks are sufficiently managed/ mitigated.
· Liaise with the internal Legal team to review title documents and any other third-party legal agreements to ensure all risks are captured and understood. This will include directly engaging with third parties and where applicable assisting in agreeing the terms of asset protection agreements and build over notices.
· Review utility searches and engage with utility providers to seek the most efficient point of connection for the scheme. Where applicable this will include working with IDNO’s and ICP’s to develop design proposals for off-site works and attaining formal a formal quotation and programme for the works.
· Identify site risks and where applicable prepare a due diligence proposal which recommends suitable methods of mitigation or additional works required to measure any outstanding risks. This will include seeking third party costs/ programme durations and presenting this to the Pre-Construction Director.
· Preparation of a detailed technical due diligence report for inclusion within Investment Committee papers.
· Day to day management of live Pre-Construction sites from land acquisition through to planning submission at RIBA Stage 3A.
· Prepare and agree consultant scope of works and consultant responsibility matrix for technical consultant packages and site surveys.
· Formally tender consultant packages and site survey works and prepare a detailed budget and cashflow. This will include the ongoing monitoring of works and periodically updating the consolidated cashflow and fee budget tracker to ensure accurate records are kept.
· Attend and chair project DTMs and attend regular consultant design workshops.
· Manage the technical design to ensure the emerging proposals are compliant with company and third-party design standards.
· Working with the BtR Design Manager and Investment team to review investor requirements and ensure these are coordinated into the emerging design proposals. This will include managing a schedule of derogation and proactively seeking approval from the third-party for any design changes.
