About The Role

We have a unique opportunity for a Property Specialist, Estates to join the team.

The Specialist will support the Senior Estates Manager in delivering an efficient and effective Estates Management service across the operational / non core portfolio.

Accountable at regional level for property events that impact the P&L including rent reviews, service charge, in-store/external lettings, lease renewals, mitigating lease liabilities and identifying opportunities to enhance the portfolio and drive operational efficiencies including access & egress schemes, relaxations of curfews and capex improvements.

Working cross-functionally with major stakeholders throughout the business in order to ensure all projects incorporate the right solutions for our customers and store colleagues.

This is a permanent contract, the Specialist will work 4 days during the week and 1 in 4 office based Saturdays, applicants should be happy to work both from home and in the office and as such should reside within a reasonable regular commute of Bradford. 

Role responsibilities:

 

  • Lead project teams

  • Effective monitoring of external teams’ performance using KPIs to deliver projects in line with targets and timelines.

  • Produce concise reporting on a monthly basis to confirm programmes on schedule

  • Manage external consultants using KPIs to deliver operational initiatives and solutions meeting financial plan objectives.

  • Exercise commercial judgement to resolve day-to-day property management issues within delegated authority levels.

  • Develop relationships with other Property Departments (Format/Constructions etc.) to enable high performance and support customer initiatives.

  • Drive successful relationships with Regional Operational Managers to become a primary point of contact in Property.

  • Deliver regional financial targets as agreed at the beginning of year – lettings, void reductions, curfew resolutions, access and egress schemes, service charge and insurance reductions.

  • Analyse transactions to quantify “value-add” to make clear recommendations to the Senior Estates Manager



About You


Knowledge

  • Preferably Member of the Royal Institution of Chartered Surveyors

  • Knowledge of the Landlord & Tenant Act Legislation

  • Knowledge of the Town & Country Planning Legislation

  • >2 years commercial experience

  • Contract negotiation experience

  • Ability to take on new information, adapt style and develop new ways of working.

  • The ability to build supportive, trusting relationships with others both  internally and externally

  • The ability to influence others and build effective networks. 

  • A structured and process driven approach to planning and organising work. 

  • Confidence when delivering under pressure and in situations of ambiguity

  • Strong interpersonal skills – ability to negotiate and influence a range of stakeholders and challenge the norm
