Job Description

Role Purpose 

The Lease Audit Manager, under limited direction, conducts reconciliations to full scope audits for corporate clients to identify, negotiate, and recoup potential savings. Focuses on day-to-day operations, ensuring timely and accurate service delivery to meet clients' needs. Additionally, within this role, the focus will be setting up the UK and EMEA lease audit capability including the team build to deliver the service. As a result, there is a significant opportunity to grow and progress in this role at CBRE.

Key Responsibilities

Technical & Operational

• Audit and reconcile all financial consideration under the lease including but not limited to operating expenses, real estate taxes, insurance, base rent, escalation by indices, allowances, security deposit returns and drawdowns

• Troubleshoot/dispute resolution through research of lease language regarding specific issues

• Prepare individual lease audit reports consistent with each client’s scope of work

• Communicate and negotiate with landlords to enforce compliance of lease obligations

• Work closely with client legal department in interpretation of lease clauses for purposes of ensuring landlord/tenant compliance with lease terms

• Supervise outside lease, property tax and utility auditors and other lease audit projects as needed

• Manage and prepare reports including lease audit master audit saving and cost avoidance reports

• Coordinate process with Lease Audit Coordinators and supervise their input to each client process

• Conduct audit service across UK, Europe and in some cases rest of world with support, where required, from in country expertise both in-house and/or 3rd party

Business Development and Client Management

• Coordinate and lead recurring lease audit status meetings with clients and account teams

• Coordinate with other CBRE regions, where capability exists, to refer and receive audit instructions

• Participate in client solutioning and pitches as subject matter expert

• Maintain ongoing communication with clients to ensure transparency, process efficiency and satisfaction

• Manage client contracting discussions alongside legal and leadership teams



Business Management

• Track and manage service P&L

• Form part of team to set up lease audit service for UK and EMEA region 

• Support growth of service and team



Person Specification/Requirements

• A minimum of five years relevant experience

• Bachelor’s degree in real estate, finance, business or accounting preferred

• Proactive, self-starter; strong problem-solving and decision-making skills

• Must be generally familiar with lease terminology and have the ability to interpret lease provisions and to understand legal documents

• Strong oral and written skills, ability to draft professional business letters gauged to document and most importantly convince the landlord of the inaccuracy of their methodologies
