KEY RESPONSIBILITIES
Business Planning
- Create and develop the Design Consultancy Business Plan, presenting and communicating the strategy to key stakeholders and the wider CBRE community.
- Develop a profitable model for the delivery of a Design Consultancy specialist team
- Aim to increase market share and deliver an ongoing pipeline for the client account teams.
- Build a strong DC team from within the existing business as well as recruiting the best people externally. Oversee the team and contribute to their development.
- Develop a virtual DC team in the business constituting existing expertise from within PM as well as a network comprising Development, A&T, BC&P Projects, etc.
Design Consultancy
- Lead the DC team to drive key strategy projects and ensure that they are delivered on time and within budget.
- Provide pre-construction advice on the management aspects of the design throughout the development phases and onto the ongoing management phase, to ensure that we incorporate all the necessary management requirements that will satisfy the client’s and the future occupiers’ needs.
- Establish a clear and detailed management strategy and structure for the smooth and effective management of the scheme.
- Work closely with the legal team to ensure proficient management of all legal documentation and full recoverability of the service charge going forward.
- Create a fully transparent and value for money service charge regime.
- Take lead in recommending strategies & approaches, establishing processes, delivery documentation, mobilising staff & supplies, and developing a thorough understanding of each building and the needs of its customers.
- Oversee the FM resource to work as part of the DC team to advise clients on the evolving needs of each development throughout mobilisation including:
- An advisory role on the management of the occupier fit-out phase, working with their contractor teams from first access through to final occupation.
- Ensure integrity of the Landlord’s base build services are maintained throughout the mobilisation and occupier fit-out period and eventual connection.
- Ensure that the property is kept to a ‘marketing level’ standard whilst minimising the service charge, with particular reference to void areas.
- Advising on the specifications/services contracts (including appropriate KPIs) and instigating the tendering of all supply partners in a timely fashion.
- On-boarding the supply partner teams, managing the contracts as they evolve and dealing with purchase orders to payment processes.
- Setting up Health & Safety management on-site and managing and measuring statutory compliance including adherence to all processes and procedures.
Establish Market Figurehead
- Differentiate PM in market by showcasing Design Consultancy thought leadership, best practice and service delivery within the market
- Regularly present to wider service lines to discuss opportunities, promote our capabilities and identify target developments and clients and share ideas
- Establish links with other stakeholders such as developers, architects, local community groups or local authorities
- Establish links and forums with other CBRE teams in the UK and globally to ensure rounded advice and market leading opinion
- Attend industry events and participate in market forums
- Establish and lead virtual communities and regular forums/meetings
- Thought Leadership and Innovation
- Liaise closely with the Research team to identify areas for both internal & external communication
- Ensure portfolio stats are maintained, presented and available to all
- Seek best practice examples from other non-CBRE instructions and aid introduction to CBRE
- Develop suite of high-end collateral and case studies and establish a library of relevant information for Design Consultancy
- Agree a series of thought leadership pieces linked to likely events and time of the year in conjunction with the marketing team and campaign tracker
- Understand and promote service and technology available internally and consider how this may be improved further to become market leading
- Establish best practice working groups on quarterly basis
Business Development
- Provide input into the BD Business Plan
- Champion, maintain and deliver track record and marketing material to support the BD team, in conjunction with the marketing team
- Provide pitch support and engagement including pitch delivery
- Monitor and develop study on events success; what works, how do we deliver and how do we measure
- Develop strategy for new key targets alongside BD Lead
- Regularly present to wider service lines to discuss opportunities, promote our capabilities and identify target developments and clients and share ideas
Client Account Management
- Regularly present and liaise with internal PM teams to present capabilities, best practice, new initiatives and case studies.
- Establish best practice forum for site teams – encourage closer working links between our building and estate managers
- Understand fully all instructions nationwide
- Maintain links with existing clients and understanding those areas they would like us to provide additional knowledge
- Attend strategic client meetings for core clients and add expertise to account management team
- Lead the design Consultancy within client account teams.
PERSON SPECIFICATION
- Strong track record of delivery in design consultancy and ability to take ownership of complex projects
- A “self-starterâ€, who will have the ability to work independently and drive projects at the early stage, while involving the key members of the team
- Able to demonstrate strong area knowledge and expertise

- Possesses the credibility to gain the trust and buy-in from key stakeholders
