What this opportunity involves:

We are on the lookout for an experienced professional to join our Brisbane based team to become our new Assistant Property Manager. The Assistant Property Manager will be responsible for the Management of assets that are assigned under their respective portfolio and assist the General Managers portfolio of assets, this role will assist the management of 5 prominent assets in Brisbane.

You will predominantly be assisting alongside the monitoring of collection of rent/arrears, undertaking lease administration duties, setting up tenants, maintaining bank guarantees and achieving KPI’s for out clients.

An Overview of the role:

• Management of assets that are assigned under their respective portfolio and assist the General Managers portfolio of assets including the following combination of activities.
• Undertake Lease Administration duties relating to Tenancy Set Up forms
• Maintain Bank Guarantees, Public Liability, Contractor Management
• Marketing of vacant tenancies and liaising with leasing agents.
• Compile regular reports pertaining to each property, providing information to clients as required.
• To set up and maintain the legal and financial aspects of the portfolio on MRI including production of arrears reports and tenancy schedules.
• Inspect and report on conditions of properties and to arrange any necessary related works. Further to this coordinate and oversee building engineering/ maintenance staff to ensure that all maintenance and servicing of plant, equipment and fit outs is conducted.
• Tenant liaison - handling queries, complaints and needs of tenants. Compilation of tenant information.
• Works with the Manager to set departmental and team objectives and assist in the supervision of the achievement of those objectives.

• Proven experience in a similar position
• Sales licence QLD that is registered with OFT
• Knowledge of MRI: Property Management System
• Can display leadership skills, personal effectiveness and communicates well
• Is a sound decision maker and has the ability to build and develop relationships effectively.
• You’ll be able to drive, provide guidance, encourage and oversee team to optimise the performance of the portfolio.
• Have the ability to minimise the risk via arrears management, while also driving lease and rental negotiations to maximise returns to investors!
• Proactively communicate with stakeholders and the wider team, teamed with the production of timely and accurate reports are key to success in this role!
