The opportunity
Altus Group is currently seeking a candidate in the position of a Senior Analyst, Commercial Real Estate Appraisal based out of our Halifax, Nova Scotia office to join our Research, Valuation, and Advisory division. You will work within a dynamic team gaining experience in (but not limited to) valuation of all property types, appraisal methods, building inspections, and data analysis.
You will be responsible for the collection, analysis and organization of industrial to commercial real estate data, which is to be used for property assessment and valuation consulting services. In addition, the role will work closely with senior staff providing research and consulting support for key assignments.
This role will operate on a hybrid model with some local and regional travel required.
What you will do:
Preparing accurate analysis or portions of appraisal reports using the latest market information obtained from various internal/external partners. Extensive senior coâ€worker review is anticipated.
Developing cash flow projections to be used in the appraisal process, using industry standard software such as Argus Enterprise or other appropriate software,
Conducting research and collecting data from both internal database and third-party sources with respect to market rental rates, comparable building and land transactions and general market knowledge.
Ensuring data collected as part of ongoing assignments is entered accurately into the company database in a timely fashion.
In partnership with the Consultant, Sr. Consultant, Associate Director, Director, or Sr. Director, performing building inspections.
Continuously upgrading the level of knowledge regarding market and industry trends
Accurately completing timesheets on a daily basis ensuring non-billable time and recoverable expenses are clearly outlined.
Becoming a Candidate with the Appraisal Institute of Canada. Maintain Candidate status by completing requirements outlined by the AIC, e.g. completing minimum of one (1) of the required courses towards designation per year.
Our new Sr. Commercial Real Estate Appraisal Analyst will have:
The education and experience. A university or college degree, preferably in Commerce, Real Estate, Economics, or Finance or related experience in commercial appraisal/real estate valuation. You are also a Candidate for the Appraisal Institute of Canada (AIC) designation is considered an asset.
You have 1+ years of related work experience in commercial appraisal/real estate valuation & advisory consulting. Knowledge of the Halifax real estate industry is considered an asset
The technical skills. Intermediate to advanced proficiency in Microsoft Office Suite: Word, Outlook, Excel (VLookup, Pivot Tables, Etc.). Basic skills in creating financial models (i.e. Excel, Argus, etc.) You can learn new tools and teach others how to use the latest technology.
The analytical skills. You have strengths in research and analyzing quantitative and qualitative data.
The communication skills. Your presentation and communication skills are outstanding, and you can build relationships, gaining the trust of your colleagues and clients. You are a team player who can function autonomously and fit in at both the client site and your home base.
The drive. You can take the initiative and be resourceful, operating with a high degree of integrity, honesty, and ethics. You are available to work flexible hours and travel locally for inspections in your own vehicle when it is safe to do so. This role will be based out of the Halifax office.
