Job Description

Reporting to the Senior Director of Global Portfolio, you will be a regional Asset Manager lead, responsible for our existing leased portfolio within the region, managing our legal and operational obligations, working closely with lessors at all stages of the life cycle of our contracts. You will work very closely with our site acquisition team as well as our legal and finance teams to ensure we are effectively managing our leased portfolio of data centres in the region.

 

The portfolio consists of multiple leases across each of our Cloud regions and our leases span across many strategic lessors who own and operate key data centres in which we rely on for our delivery. These critical contracts require strong management and support to ensure we have 100% availability for our Customers. The asset manager will be accountable for financial, operational and administrative aspects of the assigned portfolio, overseeing third party lessors to ensure optimal service at all times. You will assist with preparation of reporting, trends and analysis and will continuously support the site acquisition team when considering expansions in region, leveraging new business to improve standards and obtain favourable renewal contracts. 

Asset / Portfolio Management:

Regional responsibility for the management of our multi-billion dollar leased portfolio

Data centre market expertise in region to ensure we have best in class contracts, aligning with local legislation and Microsoft standards

Lease Management for life cycle – including all critical requirements including rent payments, amendments, key renewals (at least +24 months), reservations / ROFO’s

Responsible for overview of lease terms by lessor with a view to pro-actively supporting the SAM to improve our terms and leverage our growth, aligning renewal activity where possible

Ownership of all follow up leasing activity in region (amendments, changes to contracts etc)

Strong understanding of all obligations contracted between Microsoft and the lessors

Monitoring and escalation of any lessor disputes, ensuring quick resolution to avoid any risk to Microsoft

Ownership of SLA management and lessor communications in region

 

Regional Planning:

Provide input for all compliance and risk matters related to all of the strategic partnerships we have with our lessors, and our entire contract base 

Partner with a cross functional team to architect and drive the comprehensive outcomes based roadmap for all leasing in each region (and cross region if a single lessor)

Develop leasing roadmap, aligned without land, energy and network teams

Create reporting mechanism to leadership regularly for fast paced decision making

Experience and a track record in real estate, asset or contracts  management

Strong experience in an asset management or property related function real estate, Landlord/Tenant transactions, knowledge of legislation/regulatory property obligations, in region preferably.

Driven to meet and exceed deadlines, manage time effectively and work in a fast-paced environment. Ability to self-manage

Market knowledge and commercial acumen in commercial/industrial markets; data centre knowledge a big advantage

Maintains a non-biased point of view focusing on business outcomes

Solution oriented with the ability to work collaboratively with technical and non-technical business functions to overcome roadblocks

Capable of prioritizing and making data-driven portfolio recommendations on how to deliver a strategic roadmap aligned to enterprise and key business outcomes (e.g. efficiency, revenue, margin, compliance, safety etc.)

Highly entrepreneurial, flexible, and innovative with a demonstrated bias for action and thriving in a matrixed, fast paced environment

Ability to learn quickly and work effectively in a rapidly changing environment and deal with the stresses and tensions of a high profile area

Ability to point to specific examples of having led transformation projects and program development and the business results achieved

Qualifications

experience in relevant real estate, business and technology sectors which could include experience in portfolio/asset management of a high performance, fast paced Industry; data center investment or business development; financial and/or compliance consulting or risk management in a role that included external-facing engagement with customers/partners.

 

Bachelor’s in business or related field or equivalent alternative education, skills, and/or practical experience

 

Additional or Preferred Qualifications

Relevant experience in structuring, influencing/negotiating, and managing complex commercial deals and/or acquisitions

Business, Financial degree or MBA

strong in financial analysis and business skills including:

robust valuation expertise

commercial, investment and acquisition contract review

negotiation and due diligence and

the ability to work independently across multiple groups in a rapidly changing business environment.

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.
