Do you have the Real Estate and business background, negotiation skills, financial expertise and technical background necessary to grow Amazon's footprint? As a Senior Manager, you will have the opportunity to help shape and execute our real estate portfolio. The ideal candidate will possess a real estate, business, financial, and business development background that will enable them to drive engagement and interact with business leaders at all levels to develop the best strategic alternatives and effectively drive those strategies to conclusion.
In this role you will support various teams to ensure the timely completion of new lease transactions including renewals, expansions, terminations, and reconfiguration of existing space. This encompasses the entire process from working with the management team in defining the requirements, lease negotiations (business and legal terms), on-site surveys, comparative financial analysis of lease transaction, and overall program management. This role will be responsible for site acquisition, due diligence, site development, entitlements, strategic partnering with developers, investors and other stakeholders, negotiation of transaction documents and related functions for large, complex projects. The right candidate will demonstrate a track record of success in performing the full range of transaction management functions and leading internal and outsourced teams in a fast paced environment with a high degree of ambiguity.
Responsibilities
The Senior Manager, Real Estate will:
• Own the real estate procurement/transaction process from identification through to deal execution.
• Manage a high volume flow of complex leases while managing multiple complex contract negotiations.
• Create, innovate and implement a relevant system of metrics to plan, manage, measure and evaluate performance pertaining to the overall real estate procurement/transaction process from site search through deal execution, to ensure consistent and predictable delivery at a fast pace.
• Coordinate construction resources to support due diligence evaluation of new opportunities
• Negotiate key contracts from a real estate perspective including strategy development, financial analysis, business term negotiation and full legal review and negotiation.
• Prepare and present transaction summaries to senior management regarding progress, financial approvals and overall status.
• Bachelor's Degree in Real Estate, Business Administration, Finance, Engineering, Architecture , and Planning or related quantitative discipline .
• 5+ years' experience in deal management in an industrial real estate operation with a national/international foot print leveraging a combination of internal and external resources.
• Experience building a net work of investors, developers, contractors, consultants, engineers and attorneys.
• 5+ years' experience negotiating land options, contracts, leases, development agreements and similar documents.
• Experience developing and implementing process improvements to streamline the full transactions delivery system.
• Experience establishing and maintaining relationships with municipal, state and regulatory jurisdictions.
• Verbal/written communication & data presentation skills, including ability to succinctly summarize key findings and effectively communicate with both business and technical teams.
• Ability to balance and prioritize multiple conflicting requirements with high attention to detail.
• Must be willing and able to travel up to 25% of the time.
• Master's degree in business, real estate, finance, engineering or construction management
• Ability to effectively communicate Amazon requirements to various audiences {e.g. senior management, peers, public officials, vendors,. etc.).
• A track record of delivering high quality projects in an atmosphere where speed, flexibility, frugality and heavy workload are the expected norm.
• Demonstrated history of successful real estate negotiation skills.
• Strong verbal and written communications skills are a must, as well as the ability to work effectively across internal and external organisations.
• Ability to prepare, review and negotiate financial analysis of potential deal structures.
• Strong negotiation abilities to include legal document review and negotiation in conjunction with legal counsel.
