The opportunity
Reporting to the Sr. Director, our Appraisals division has an opportunity for a Real Estate Land Valuation Consultant on our Toronto team. You will focus on market research, data auditing, and quantitative analysis. You will play a critical role conducting onsite land inspections, conducting appraisals and overseeing the analyses of junior team members at a scaling, globally recognized industry leader.

What you will do:
Prepare accurate appraisal reports. You will draft accurate appraisal reports using the latest market information and practitioner knowledge, including the financial models, qualitative and quantitative market analyses, reconciliation and conclusion section, and final land value.
Conduct market research. You will research and collect data from internal databases, third-party sources, land use planning designations, development applications, comparable land transactions, and the latest market information related to the property under review.
Conduct quantitative analysis. You will complete financial models using Excel/Argus to build quantitative analysis and generate valuation models using industry-standard methodologies. You will apply the Direct Comparison Approach to derive a value indication for a property by comparing similar properties that have recently sold. You will identify appropriate unit of comparison and makes adjustments based on relevant market derived elements of comparison.
Conduct property inspections. You will independently perform general property (land only) inspections to validate site specs (description, land use, surrounding uses & development, etc.), take photos, etc., to be used in client reports. You will attend more difficult/complex property inspections with senior staff to further develop your skills.
Coach. You will audit and support the work of junior team members, offering guidance on data gathering, sharing constructive feedback on data quality, and acting as a check point.
Our new Real Estate Land Valuation Consultant will have:
The education and experience. You have a degree in Real Estate, Business/Commerce, Planning or Economics preferred but not required, and either have your AACI designation or are a candidate with minimum 50% completed. You have a minimum of 3 years of progressive experience in the Toronto market providing land appraisal/real estate valuation & advisory consulting.
The technical skills. You have excellent financial modeling skills in Excel (ARGUS experience is a definite asset). You can learn new tools and teach others how to use the latest technology.
The analytical skills. You have strengths in research and analyzing quantitative and qualitative data.
The consulting skills. You have excellent written skills and can formulate comprehensive appraisal and consulting reports. Your presentation and communication skills are outstanding, and you can build relationships, gaining the trust of your clients. You are a team player who can function autonomously and fit in at both the client site and your home base.
The drive. You can take the initiative and be resourceful, operating with a high degree of integrity, honesty, and ethics. You are available to work flexible hours and travel locally for inspections in your own vehicle when it is safe to do so. This role will be a hybrid opportunity based out of the Toronto office
