About this role

Corporate Functions help deliver our strategy and plans for growth. We shape and steer the direction of the business by managing our people, finances, shared services and buildings. We also oversee our legal, regulatory and compliance obligations too.

You will be influencing and driving our property strategy through the disposal of surplus assets , and acquisition of new property when required by our Customers .  You will have ownership of all professional property transactions and will ensure you negotiate the best value and maximum receipts for BT.  You will provide strategic advice on all aspects of property occupation, dealing and ownership including company acquisitions, divestments and bid support.

You'll have the following responsibilities

Accountable for acquisition of new space and due diligence on any new property acquired

Accountable for optimal disposal of leasehold interests by subletting, assignment and surrender 

Provide advice, respond to and negotiate Complusory Purchase Orders

Accountable for appointment  and management of consultants on key activities (rent reviews, lease renewals, regears and surrenders) 

Oversee Asset protection initiatives particularly in respect of operational properties and the deep level tunnel network

Provide town planning and development advice in respect of BT own  use and alternative use 

Accountable for Rights to Lights claims to secure maximum receipts

Manage supply chain to ensure all dilapidations claims against BT/EE are defended to best outcome. Also to ensure claims are made on behalf of BT/EE, against subtenants, to maximise income 

You'll have the following skills & experience

Member of the Royal Institution of Chartered Surveyors with at least 2 years PQE

Commercial acumen and influencing skills

Financial control and reporting capabilities

Business case preparation 

Highly motivated individual requiring minimal supervision 

Significant Corporate Real Estate /Asset management advisor experience gained in a complex multi site environment 

Significant experience in Landlord & Tenant matters
