Join our Development team as the Commercial Property Manager

Our Development team sits at the heart of our vision to provide places to call home, with an aim to deliver 5000 homes over ten years. We are responsible for the acquisition, delivery and sales of new-build properties across London and the South East.

The role

We have a fantastic opportunity for someone to join us in the position of Commercial Property Manager in Camden. Your main role will involve the day-to-day management of a multi-million-pound portfolio across London and the South East of England. You will be responsible for the operational management, performance and compliance of our portfolio of shops, offices and commercial assets. You will also be focused on new business and the development of this growing portfolio. This role will have flexible and hybrid working in place for the right candidate. 

Your responsibilities will include:

  • To provide an excellent customer focused, professional commercial management service to tenants. Ensuring all legal landlord/freeholder obligations are met, all relevant fees, charges, notices, and rents are issued in a timely manner and addressing as required any queries in relation to these.
  • To meet all targets set and any relevant corporate objectives and be able to identify new business opportunities and grow the Commercial Property Team through internal or external clients as required.
  • To ensure the correct systems, record keeping, and statistical management information are in place and kept to date. To manage, control and measure voids, income, arrears, savings, fees, outputs and quality of the Commercial Property Portfolio and ensure all targets are achieved or exceeded.
  • To negotiate rents and property transactions on our portfolio ensuring rents are maximised, voids are minimised and that the transactions represent the best long-term strategy for the Group.
  • To assist with the collection of all service charges, rents, ground rents and other property charges and recovery process, ensuring this is effective and efficient. To be responsible for the correct and accurate management of all service charge, rent and deposit accounts.
  • To advise and implement lease and tenancy terms, statutory measures and OHG policies relevant to the management of the portfolio.
  • To research commercial legal matters on behalf of OHG and as required to effectively undertake duties and to keep the Group up to date with relevant legislative and best practise changes to departments functions. To have good working knowledge of the 1954 L&T Act.

What you will need to succeed

We are looking for someone who believes in working together as part of a team, who shares our values and who is positive and friendly. The successful candidate will:

  • MRICS qualified
  • Track record of successfully delivering programmes to time and budget
  • Understanding of the relevant legal, economic and regulatory aspects of commercial property
  • Knowledge of good practice Project Management approaches and methodologies.
  • Highly developed influencing and communication skills and must be capable of planning and delivering complex transactions.
  • To have good working knowledge of relevant legislation
  • Valuation and property appraisal experience
